1. Acceptance of Terms
These Terms & Conditions ("Terms") form a binding legal agreement between you ("Member," "you," or "your") and MUSA - A RealEstate Community ("MUSA," "we," "us," or "our"). By purchasing, accessing, or using any MUSA membership — including Starter Access, Pro Access, or VIP Access — or by joining the MUSA Discord community, you acknowledge that you have read, understood, and agree to be legally bound by these Terms in full. Completing a purchase of any kind through this website, through Whop, or through any other MUSA checkout link is, by itself, conclusive evidence of your acceptance of these Terms, whether or not you separately checked a box, signed a document, or read this page in full. If you do not agree to these Terms, you must not purchase, access, or continue using any MUSA membership, product, or service, and your sole remedy is to discontinue use.
2. Eligibility
You must be at least 18 years old and legally capable of entering into a binding contract in your jurisdiction to purchase or use a MUSA membership. By purchasing a membership, you represent and warrant that you meet these requirements and that all information you provide to MUSA (including for payment, identification, or deal submission purposes) is true, current, and complete. MUSA reserves the right to request verification of eligibility at any time and to suspend or terminate access, without refund, if eligibility cannot be confirmed.
3. No Refund Policy
All MUSA membership purchases are final and non-refundable. No refunds are issued under any circumstances, for any reason, at any time — this applies whether you request a refund one day after purchase, two days after purchase, or at any later point during your membership. This includes, without limitation: refund requests made because you forgot to cancel or unsubscribe before a renewal charge; requests made shortly after joining; requests made due to a change of mind, dissatisfaction, or personal circumstances; requests made because you did not use the membership, did not attend live classes, or did not submit any deals; requests made because a deal you submitted was not accepted or did not close; and requests made following removal from the community for a Terms violation. By completing a purchase, you expressly waive any right to a refund, chargeback, or reversal of payment other than through MUSA's own discretion, and you agree that this waiver is a material inducement for MUSA to grant you access. Attempting to reverse a payment through your bank, card issuer, or any third-party payment processor in violation of this policy may result in immediate termination of your membership and all associated access, without limiting any other remedy available to MUSA.
4. Cancellations & Renewals
Memberships renew automatically at the end of each billing period (monthly or annual, depending on the plan selected) until cancelled by you. You are solely responsible for cancelling before your next renewal date if you do not wish to be charged again. Cancelling a membership stops future billing only — it does not entitle you to a refund for any period already billed, in full or in part, per Section 3 above. Access to paid channels, live classes, and deal-submission features ends at the close of the billing period in which you cancel, unless MUSA states otherwise.
5. Deal Submission & Commission Policy
MUSA allows members to submit real estate deals for review. Submitting a deal does not, by itself, entitle you to any commission, payment, or compensation of any kind. A submitted deal must first be reviewed and formally accepted by the MUSA team before it is worked in any way. Acceptance of a deal for review is not a guarantee that the deal will close, that a buyer or investor will be found, or that any commission will ultimately be paid. Commission is earned and paid only when a deal you submitted is accepted by MUSA and is subsequently and successfully sold or assigned to a buyer or investor. If an accepted deal is not sold — for any reason, including but not limited to the seller withdrawing, the buyer withdrawing, financing falling through, title issues, or the deal being deemed unworkable at any stage — no commission is owed or paid, regardless of the time, effort, or resources you or MUSA invested in it. If a deal is rejected, deemed low-quality, incomplete, or otherwise not accepted by the MUSA team, no commission is owed or paid. MUSA does not guarantee any commission, in any amount, in any shape or form, for any deal at any stage prior to a completed sale to an investor or buyer. Where a deal is accepted, worked by the MUSA team, and successfully sold, MUSA guarantees that the member who sourced that deal will receive a commission for that specific closed transaction. The minimum commission for a closed deal is $500–$1,000; the exact amount depends on the specifics of the deal (including its size, structure, and profitability) and is determined at the sole discretion of the MUSA team, and may in some cases exceed $1,000. Commission amounts, timing of payment, and eligibility determinations are final and are made solely by MUSA. Nothing in this Section or elsewhere on this website guarantees any level of income, deal flow, or commission to any member.
6. No Guarantee of Income or Results
MUSA provides real estate education, deal-sourcing training, leads, scripts, and community support. Nothing on this website, in the MUSA Discord, in live classes, or communicated by Syed or the MUSA team constitutes a promise or guarantee of income, profit, or commission of any kind. Example figures, past member results, testimonials, and statements such as "$500–$1,000 per deal" are illustrative only and are not representative of typical or guaranteed results. Your outcomes depend on your own effort, skill, consistency, local market conditions, the actions of third parties (sellers, buyers, investors, agents), and other factors entirely outside MUSA's control. Any earnings or income statements made by MUSA, its team, or its members are not to be interpreted as a promise, guarantee, or representation of future earnings.
7. Educational Purpose Only — Not Financial, Legal, or Tax Advice
All content provided by MUSA — including live classes, recorded lessons, scripts, calculators, and one-on-one calls — is provided strictly for general educational and informational purposes. Nothing provided by MUSA constitutes financial, legal, investment, or tax advice. You should consult a licensed attorney, accountant, or financial advisor before entering into any real estate transaction, contract, or agreement. MUSA is not a licensed real estate brokerage, and nothing in this membership creates a broker, agent, fiduciary, partnership, joint venture, or employment relationship between you and MUSA.
8. Assumption of Risk
Real estate deal sourcing involves inherent risk, including financial risk, legal risk, and the risk that a deal fails to close for reasons outside anyone's control. By using a MUSA membership, you knowingly and voluntarily assume all risks associated with sourcing, submitting, negotiating, or otherwise participating in real estate transactions, whether or not those transactions involve MUSA, and you agree that MUSA is not responsible for any losses, damages, disputes, or liabilities arising from any transaction you enter into, facilitate, or attempt.
9. Community Conduct
Members are expected to follow the rules posted in the MUSA Discord (see #welcome-and-rules) and to treat other members, the MUSA team, agents, and sellers with respect. Prohibited conduct includes, without limitation: misbehaving, being rude, or being disrespectful toward any community member or any MUSA team member; harassment or abuse of other members or the MUSA team; sharing, reselling, or distributing MUSA's scripts, leads, seller information, calculators, or training material outside the community; misrepresenting yourself to sellers, buyers, or agents; and any fraudulent, deceptive, or illegal conduct in connection with a deal. If you misbehave or are rude to any community member or MUSA team member, or for any other issue, MUSA may remove you from the community. MUSA reserves the right, in its sole and absolute discretion, to suspend or permanently remove any member from the community and terminate their access at any time, for any reason, for no reason, and without warning — whether or not that reason relates to a violation of these Terms or community rules. No refund of any kind is given if you are removed from the community for any reason, per Section 3.
10. Intellectual Property
All content provided through a MUSA membership — including but not limited to scripts, calculators, training videos, the "3M framework," live class recordings, and any written or recorded material — is the property of MUSA and is licensed to you for personal, non-commercial use only for as long as your membership remains active. You may not copy, reproduce, resell, sublicense, publicly share, or distribute any MUSA material without MUSA's prior written consent. Unauthorized use or distribution may result in immediate termination of access without refund and may expose you to legal liability.
11. Third-Party Platforms & Services
MUSA's community and services are delivered in part through third-party platforms, including Discord, YouTube, and Whop's payment and hosting infrastructure. MUSA is not responsible for the availability, performance, security, or policies of these third-party platforms, and your use of them is also subject to their own respective terms of service. Any interruption, outage, or account action taken by a third-party platform (including a Discord ban or a Whop account action) is outside MUSA's control, and no refund is owed as a result of any such interruption.
12. Disclaimer of Warranties
Your MUSA membership and all related content, tools, leads, scripts, and services are provided "as is" and "as available," without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. MUSA does not warrant that the service will be uninterrupted, error-free, or free of inaccuracies, or that any lead, seller information, or deal information provided will be accurate, current, or lead to a successful transaction.
13. Limitation of Liability
To the fullest extent permitted by law, MUSA, its founder, owners, employees, contractors, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, commission, data, or business opportunity, arising out of or in connection with your membership, your use of MUSA's content, tools, or leads, or any real estate transaction you enter into, whether based on contract, tort, negligence, strict liability, or any other legal theory, even if MUSA has been advised of the possibility of such damages. In no event shall MUSA's total aggregate liability to you for any claim arising out of or relating to these Terms or your membership exceed the total amount you actually paid to MUSA in the twelve (12) months preceding the claim.
14. Indemnification
You agree to indemnify, defend, and hold harmless MUSA, its founder, owners, employees, contractors, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use or misuse of a MUSA membership; (b) any real estate transaction, negotiation, or communication you engage in, whether or not it involves a deal submitted through MUSA; (c) your violation of these Terms; or (d) your violation of any law or the rights of any third party, including any seller, buyer, agent, or investor.
15. Dispute Resolution & Class Action Waiver
Any dispute, claim, or controversy arising out of or relating to these Terms, your membership, or your use of MUSA's services shall first be attempted to be resolved informally by contacting MUSA. If a dispute cannot be resolved informally, you agree that it shall be resolved by binding, individual arbitration rather than in court, except that either party may bring an individual claim in small claims court where permitted. You agree that any arbitration or proceeding shall be conducted on an individual basis only, and you expressly waive any right to participate in a class action, class arbitration, or representative action against MUSA.
16. Governing Law & Venue
These Terms, and any dispute arising out of or related to them or to your MUSA membership, shall be governed by and construed in accordance with the laws applicable to MUSA's principal place of business, without regard to conflict-of-law principles. Any legal proceeding not subject to arbitration under Section 15 shall be brought exclusively in the courts of competent jurisdiction in that location, and you consent to the personal jurisdiction of such courts.
17. Termination of Access
MUSA may suspend or terminate your membership and access to the community, Discord, and all related content at any time, with or without cause and with or without notice, including for violation of these Terms, non-payment, chargeback, fraud, or abusive conduct. Termination of your access for any reason does not entitle you to a refund of any amount already paid, per Section 3.
18. Force Majeure
MUSA shall not be liable for any failure or delay in performance resulting from causes beyond its reasonable control, including but not limited to acts of God, natural disaster, war, terrorism, riot, labor dispute, internet or platform outage (including Discord, YouTube, or Whop), governmental action, or other circumstances beyond MUSA's reasonable control.
19. Severability & Entire Agreement
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary so that the remaining Terms remain in full force and effect. These Terms constitute the entire agreement between you and MUSA regarding your membership and supersede any prior agreements or understandings, whether written or oral, relating to the same subject matter.
20. Changes to These Terms
MUSA may update or modify these Terms at any time, in its sole discretion, by posting the revised Terms on this page. Your continued use of a MUSA membership after any changes are posted constitutes your acceptance of the updated Terms. You are responsible for reviewing these Terms periodically.
